Broken Fans are Useless

Another rental property where the fan had failed due to the amount of steam generated the tenant created when bathing. The condensation contaminated the bearing and the unit had failed but at WAHT time would a tenant notify the Landlord that the unit had failed??? how much black mould does it take ??

Upon inspection the bathroom and adjoining rooms were contaminated with black mould of which we treated and then painted after a few weeks of no new growth.

We replaced the fan and added a new condensation trap for the client and ran the overflow into the soil pipe via a new boss.

Fixing a fan is easy and relatively cheap but the black mould was a health hazard and took weeks to remove, making this not so cost effective.
